Questions to Ask Before Buying a Home

If you are in the market to purchase a new home, you may want to think about a few important questions you should ask before making an offer.  Some of the questions you should ask before buying a home are listed below for your convenience so that you are able to make a more clear decision than you otherwise might. 

1.      Finding out how old the roof is of the home you are interested in is a very important question to ask that many folks tend to forget about. You don’t want to move into a home and then find out the roof needs replacing in just a few short years. Of course if there is anything wrong with the roof, you will hear about it during the inspection but even if it checks out during inspection it doesn’t mean that it may not need repairs in the near future. 

2.     Another question to ask before buying a home is if the house has ever been infested with any kind of pests. Again, if there is an issue with termites and the like that will defiantly be discovered during the inspection and termite check, but even though the home is free and clear of pests now it doesn’t mean it hasn’t been infested in the past. 

3.     Asking the sellers for the paperwork on home appliance warranties and HVAC warranties may help you to decide if you will need to make those purchases before you buy the home or not. If you find that they are out of warranty you may want to make that a contingency on buying the home. Not asking and then something of this magnitude breaking once you move in can be extremely costly. 

4.     If you are freaked out about ghosts and such you may want to ask the seller of the home if any major deaths or crimes took place in the home. This may be a deal breaker for you but the homeowner should still answer this question truthfully so that all is known about the house before you purchase it. In many states this type of information has to be disclosed. You also might want to ask if anyone famous has ever lived there before or if the house was used on television and the like if this type of stuff is of interest to you. 

These types of questions are not the standard questions to ask before buying a home but rather they go above and beyond to help you more clearly make your final decision.
